Privacy Policy

This policy explains what information Eviction USA collects from you, how we use it, who we share it with, and the choices you have. It applies to evictionusa.org and any related services we provide.

1. Introduction

Eviction USA ("we," "our," "us") is a self-help legal-document service and eviction-specialist referral platform serving residential landlords in Miami-Dade County, Florida. This Privacy Policy explains the personal information we collect, how we use it, who we share it with, and the choices and rights you have. By using our service, you agree to the practices described in this policy.

We are not a law firm and do not provide legal advice. See our Terms of Service for more on the scope of our service.

2. Information we collect

2.1 Information you provide

When you submit our intake form, we collect:

  • Property details: address, unit/apt number, county and state, monthly rent
  • Eviction reason (non-payment, lease violation, holdover) and any violation description you provide
  • Tenant name (optional)
  • Your contact info: full name, email address, telephone number
  • Any voluntary additional information you communicate to us

2.2 Information collected automatically

  • IP address, browser type, operating system, device type
  • Pages visited, time on site, referring URL
  • UTM parameters and other source-tracking strings (if any) included in inbound URLs

2.3 Information from third parties

When you type into the property-address field, your in-progress query is sent to LocationIQ to return matching addresses. LocationIQ's use of your query is governed by their privacy policy.

3. How we use your information

  • To provide the service: generate statutory notice templates, save your case file
  • To connect you with eviction specialists in our partner network (see Section 4)
  • To send you confirmations, case updates, and operational communications
  • To improve and operate the service (debugging, analytics)
  • To prevent fraud, spam, and abuse (honeypot fields, rate limiting)
  • To comply with legal obligations

We do not use your information for advertising-related profiling, behavioral targeting, or third-party advertising.

4. How we share your information

4.1 Attorney partners and specialists

Eviction USA operates as a lead-generation and referral service. When you submit your case through our form, we may share your contact information and case details with one or more independent Florida-licensed eviction attorneys, process servers, or eviction service companies in our partner network so they can contact you about your case.

We may receive compensation from these partners for the referral. This compensation does not increase the price you pay (if any). You are free to decline any specialist's services and choose your own attorney.

4.2 Service providers

We use trusted third-party services to operate. Each processes your data on our behalf:

  • Hosting: Vercel
  • Database: Neon Postgres (encrypted at rest)
  • Email: Zoho Mail
  • Address autocomplete: LocationIQ
  • Domain & DNS: GoDaddy

4.3 Legal requirements

We may share your information if required by subpoena, court order, or other legal process, or to protect our rights, property, or safety, or that of others.

4.4 We do not sell your information

We do not sell your personal information to third parties for advertising or marketing purposes.

5. Cookies and tracking

We do not currently use third-party tracking cookies, advertising trackers, or social media pixels on this site. The only client-side storage we use is essential session data needed for the form to function correctly. If we add analytics or other tracking in the future, we will update this policy and provide notice on the site.

6. Data retention

We retain your information only as long as we need it for legitimate purposes:

  • Form submissions and case data: as long as we may communicate with you about your case, plus a reasonable period for our records (typically 3–7 years)
  • Email logs: per Zoho Mail's standard retention
  • IP and usage data: up to 90 days for security and abuse prevention

You may request deletion of your information at any time (see Section 7).

7. Your rights

You have the following rights with respect to your personal information:

  • Access: request a copy of the personal information we hold about you
  • Correction: ask us to correct information that is inaccurate or out of date
  • Deletion: request that we delete your personal information, subject to our legal and operational obligations
  • Opt-out of communications: ask us to stop sending you operational or marketing emails

To exercise any of these rights, email Info@evictionusa.org. Florida residents whose information falls under the Florida Digital Bill of Rights (effective July 1, 2024) may have additional rights — contact us for details.

8. Security

We use industry-standard security measures to protect your information, including TLS encryption in transit, encrypted database storage, and restricted API access. No system is 100% secure, however; if we become aware of a security incident affecting your data, we will notify you in accordance with applicable law.

9. Children's privacy

Our service is intended for adult landlords. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted personal information to us, please contact us and we will delete it.

10. Changes to this policy

We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page reflects the most recent version. Material changes will be communicated via prominent notice on the site or by email if we have your address on file.
